A Community Shaped by a Legend

The Concession is a private, gated country club and residential community that serves as a tribute to one of golf’s greatest moments and the friendship and legend that blossomed as a result. Jack Nicklaus’ gracious concession of a two-foot putt to Tony Jacklin on the last green of the 1969 Ryder Cup at Royal Birkdale, England, resulted in the first tie in the match’s history and a moment of unparalleled sportsmanship that is still talked about.

Today, Nicklaus continues to build on his historic link with Jacklin with their co-designing of a Signature Golf Course that adjoins a residential community that mirrors the ideals of Ryder Cup competition—The Concession.

A Grand Natural Backdrop
Spread out over 1,232 acres, The Concession is luxury, estate golf course community set amidst the grand Florida backdrop of 250-year-old live oaks and majestic hardwoods crowned with mantles of Spanish moss. There’s a feeling of sanctuary here, with virgin woodland uncut by farmer’s plow or logger’s saw.

The vision of the developer is to preserve this magnificent panorama in a development that will establish new standards for Gulf Coast living. The Concession’s communities of Birkdale and Lindrick, for example, are carefully sited to ensure owners privacy while maintaining the best of the area’s natural  beauty.

The Golf Course
The Concession’s Jack Nicklaus Signature Golf Course, designed in association with Tony Jacklin, is designed to appear as if it is emerging from the environment rather than intrude upon it.

A private, 18-hole, core golf course, it will span 520 acres while offering a golf experience without disruption. No interior roads cross the course and only a few rooflines are visible. What’s more, the course is designed to look as if it has always been there. Residents can hone skills on the 26-acre practice range, shop for the latest in golf gear at the pro shop and either use a caddy or cart.

Tee placements are designed to challenge the low-handicapper while creating an enjoyable golf experience for players at all levels. As a “core” golf course, with minimal housing that's even visible from the course, the member will be able to enjoy the golfing experience on its 520 acres without the distractions of residences lining the course.

The Golf Clubhouse at The Concession will serve as the social center for the Club. The clubhouse will feature casual dining, spacious verandahs, and guest suites, along with the traditional golf pro shop, men’s and women’s locker rooms, card room and billiard room.

Two tennis courts will be located near the Sports Clubhouse.

The separate Sports Clubhouse will be home to a fully equipped fitness center, snack bar, day lockers, showers, saunas, and treatment rooms. Next to the Sports Clubhouse will be a resort-style swimming pool and separate children’s pool. There will also be two tennis courts with room for additional courts, if needed.

Stay refreshed with yoga classes.

Memberships will be offered to initial purchasers of residences or estate homesites in the community, and to other persons as by invitation. Two membership categories are available; Full Memberships and Sports Memberships. Sports Memberships will only be available to owners of a residence or estate homesite in the Community.  

The number of memberships in each category is limited and available on a first-come, first-served basis.

Close to Florida’s Gulf Coast
The Concession is located on the border of Sarasota and Manattee, just 3 miles east of I-75 and less than one hour south of Tampa Bay on Florida’s Gulf Coast, which offers residents an exciting blend of attractions, cultural events and world-renowned beaches.

International and executive airports, full-service marinas, professional sports venues, and medical facilities are within easy reach. Residents are only minutes away from gourmet markets, exclusive shops and diverse restaurants.

The Developer
The Concession is owned by The Concession Land Development LLC, a partnership between Core Development of Wichita, Kansas and Property Markets Group of New York City. Core Development has been doing business throughout the Midwest and Florida since 1995 with work on the design and development of a variety of projects, from additions and renovations, to new construction, health care, hotel and historic restoration.

In the local market, Core Development is best known as the developer and part-owner of The Ritz-Carlton hotel and condominium project in Sarasota, Florida

Property Markets Group is a real estate development and investment company based in New York City. Current real estate holdings are valued at over $1 billion, which include residential, hospitality, golf, retail and office properties.
